Home Staging Consultation
This project involved the full staging of a home in the time frame of 3 weeks, deadline being the virtual tour you see above this writing. The home staging project involved a massive purge of belongings and furniture, re-painting most of the interior of the home and replacing all previously installed wall to wall carpeting.
The rooms were then re-dedicated to their original intended function and decorated accordingly with the client's own accessories. Pre-packing of seldom-used belongings and early off-site storage was arranged to enhance the open spaces and great traffic flow benefits that graced this home. Pre-packing also made less work for the client come moving time. Curb appeal was easily dealt with by adding dramatic black to the front door colour, replacing exterior light fixtures and adding planter pots.
Without renovating the 80's looking kitchen, it was given a very up-dated look by painting the oak cabinets white and changing up the wall colour to work with the tile flooring using Benjamin Moore Rosemary Sprig. Black furniture and accessory accents were added to tie in the existing black in the kitchen stove and gas fireplace in the family room off the kitchen, creating visual flow between the two rooms.
The end result: The house sold within 5 days, with 4 offers being made over the asking price.

BC Interior Lake House

AFTER: STAFF MEDIA ROOM Spatial relocation of furnishings, addition of ambient lighting, wall art and greenery and accessories resulted in a room that felt inviting.

BEFORE - This is the basement level of a newly renovated Lake House. The room is being used as an extra sleeping space when needed, an exercise room and to safely store the water sports equipment when the home owner goes back to the city at the end of the weekend. The space was physically and visually "cold". The home owner wanted the space to feel warmer while still maintaining a "bright" and "multi-functional" space.

AFTER - I warmed up the walls with colour (Firenze by Benjamin Moore), created a focal point with the fireplace to draw one's eye away from the water sports equipment situated on the other side of the room, brought in the blue colour on the futon cover to match the blue legs of the pine furniture pieces; added a blue textured shag area rug, some wall art and some accent pillows to cement the colour palette. Voila! - a warm and inviting lower level while still maintaing the room's many functions.

BEFORE - Yikes!! This was the main floor of a lake house log cabin that had recently been purchased by my client. The client wanted a complete update without breaking their bank account.
Re-Design and Re-purposing of a room! |
After - I recommended new wooden cabinets, wooden laminate flooring, stainless steel appliances, stainless track lighting and a black marble-look countertop to give the space a modern feel but keep it cozy and soft on the eyes. The cranberry colour was chosen for the sofas to add a colour dimension while keeping the mood of the room comfortable and relaxing. I recommended the owners take the final step of getting the 6 pine chair cushions recovered and then they would be done!!

| BEFORE: This is a family room off of a kitchen that was used as an eating area for a larger family. The homeowners wanted the room to be re-dedicated to being a family room both for home staging purposes (as the home was to be sold) and for the personal enjoyment of the homeowners. |
AFTER: A redesign of the furnishings including the addition of two club chairs and a new paint colour for the wall that tied in the kitchen and which flowed with the rest of the main floor of the home was all it took to create a very up to date and clean look for this space.

| MOVE-IN HAPPINESS ON A BUDGET! |

BEFORE: My client wanted a fresh clean look for her new bedroom in a rental suite but was not allowed to paint the walls.
|
AFTER: Keeping within my client's budget, we moved another night table into the room to create balance, added two matching table lamps, a new counterpane for the bed, colourful decorative art above the bed and some decorative pillows and a throw to add a dimension of colour that also provided colour flow into her living room.

BEFORE: Same client as in pictures above - livingroom needed colour direction, although client still wanted it to be subtle.

AFTER: Some decorative pillows in colours to work with the art work on both sides of the room and a splash of drama with the red accent pillow and area rug resulted in a very pleased client.

BEFORE: Okay, I agree, an empty room never looks great! This was a downsize and move-in for the client who is featured in the video tour at the beginning of this page of my website.
Exterior Colour Transformations: |
AFTER: A huge downsize for my client resulted in a very clean and cozy look for her new living room highlighting my client's favourite colour, burgundy. There are enough decorative pillows to change the look whenever she wants and from season to season with minimal cost.

AFTER: We chose a contemporary colour that worked beautifully with the abundance of brickwork. By "painting in" the garage doors and side doors, and taming the impact of the front door, while still making it a focal point, more visual attention is now paid to the beautiful architectural features of this expansive home.
